Homes in Predevelopment
New Hope Community Capital is an experienced Community Development Financial Institution (CDFI) that provides predevelopment capital to build mission-driven real estate. Since 1991, New Hope leverages impact investments to finance an affordable housing pipeline across 14 states and the District of Columbia.
The New Hope Loan Fund (NHLF) is raising capital in units of $1,000,000 to directly invest in a pre-selected portfolio of developments advanced by The Community Builders (TCB). Better than a grant, impact investors will see a return up to 3% distributed annually. Investment terms are 5 years or more so funds can be efficiently recycled to fund multiple pipeline projects and boost impact.
America faces a severe shortage of affordable housing, leaving millions of low-income households without access to stable, affordable homes. According to the National Low Income Housing Coalition (source):
Invest in the New Hope Loan Fund and catalyze neighborhood transformation. New Hope has deep roots where it invests and specializes in long-term, multiphase community investments such as public housing redevelopments. New Hope’s tailored, low-cost financial products are simply not available in traditional markets. Without them, many developments would not break ground. New Hope is an experienced and disciplined CDFI that offers the following benefits to our partners:
Nonprofit developers have the hardest time securing early capital at favorable terms. Predevelopment loans attract public and private investment at a ratio of over 20:1, from tax credits and investor equity to permanent loans and philanthropic grants. Your investment directly mitigates the housing affordability crisis by expediting construction timelines, preserving bottom lines, and getting much-needed housing to low-income renters faster.
Supports critical early-stage needs, including applications, permits, architects, general contractors, and community planning.
Funds the full predevelopment lifecycle from initial concept to beginning construction, which can take four years or more.
Creates transformational place-based impact by supporting the predevelopment needs of an entire city or regional housing strategy, while creating opportunities to sustain long-term resident success.
New Hope measures success in housing units built, low-income households served, square footage developed, and small businesses assisted, along with other metrics. New Hope has financed over 6,600 homes completed since 2015, with over 80% reserved for low-income households at or below 60% area median income. Since 2021, New Hope has deployed $8M of federal grant funding to build commercial spaces and community amenities co-located with affordable housing communities.
Partner with New Hope to support catalytic financing that helps high-impact community development projects move forward.
